7 Things Tiny House Experts Wish You Knew Before Buying a Trailer

Almost everybody who dreams about a tiny house starts in the same place. They pin floor plans, argue with their partner about a loft, and spend a weekend choosing cabinet colors. The trailer barely gets a thought. Ask any of the tiny house experts out there and they’ll groan a little, because that’s the part that bites people later.

The trailer is what your whole house sits on. Get it wrong and you pay for it in repairs, delays, and a lot of swearing in a driveway. So before you buy, here are seven things worth knowing. If you want to look at real options while you read, the tiny house trailers at Trailer Made Trailers are a good place to start.

    1. Your house will weigh more than you think

Every trailer has a weight rating, called the GVWR, which is the most it can safely carry. That number has to cover the framing, the sheathing, the roof, the appliances, the water, and every pair of boots you own. Almost everyone guesses low.

Lumber is heavy. Cabinets are heavy. Insulation and a metal roof add up faster than you’d expect. Before you pick a trailer, add up your materials on paper and then add another 15 to 20 percent. Overloading wears out axles and tires early and makes the whole rig sketchy at highway speed. Paying more for extra capacity now is much cheaper than replacing a bent frame.

    2. Some sizes are simply illegal on the road

A beautiful home can be made which you aren’t even allowed to tow down the road. Generally speaking in the United States, the maximum width allowed is 8.5 feet and the height allowed ranges between 13.5 feet. The length regulations differ according to state and at 40 feet a special permit is required.

Most tiny house owners only move once or twice. Those moves still have to be legal, and a ticket or a stopped load can ruin a trip. Check the rules for every state you’ll cross, not just the one you live in.

    3. The truck matters as much as the trailer

Here’s the one that catches first-timers off guard. A finished tiny house can weigh 8,000 to 14,000 pounds, sometimes more. Your half-ton pickup might not handle that, and a truck that can will cost real money.

Look up your vehicle’s towing limit, its tongue weight limit, and what kind of brakes you need. Plenty of owners skip buying a monster truck and just hire a hauler for the one big move. That’s often the smarter call, and it saves you from owning a vehicle you’ll rarely use.

    4. Tiny house regulations differ wildly from place to place

If you ask tiny house experts what causes the most grief, nine out of ten will say regulations. There’s no single national rulebook. One county may call your house an RV. The next may call it an accessory dwelling unit. A third may not have a category for it at all, which usually means a headache.

Zoning, minimum square footage, utility hookups, and rules about where you can park all matter. Appendix Q of the International Residential Code gives a framework for tiny houses under 400 square feet, but it only counts if your local government has adopted it. Don’t guess. Call the planning office, ask how a tiny house on wheels would be classified, and get the answer in writing if they’ll give it. Do this before you spend a cent on materials.

    5. A tiny home kit still needs the right base

A Tiny home kit is a great shortcut. You get pre-cut framing, a set of plans, and a clear materials list, so you spend less time wondering what comes next. But kits are designed around exact dimensions and exact loads, and they assume the trailer underneath matches.

If your trailer is off by a few inches, or the frame layout doesn’t line up with the plans, you’ll be fixing it before the first wall goes up. Compare the trailer’s measurements, axle placement, and deck design against your kit before you order either one. It’s also worth asking the trailer builder if they’ve worked with your kit before. A short phone call now can save you a rough couple of weeks.

    6. Build quality hides in the small stuff

Even though two trailers may look alike in pictures, they may be aged differently. Take note of how the steel used in the frame was constructed, the quality of the welds, the type of axle used, and how well it resists moisture. Your home will be out in all the elements, including rain and freezing cold weather, so protecting against rusting is an absolute necessity.

It is also important to choose a trailer that is specifically designed for tiny homes and not a repurposed industrial trailer. A trailer specifically designed for tiny homes should have a low profile floor and have the ability to handle weight concentration in one area as well as the right anchor points for your wall framing. Also inquire about the warranty. Better yet, find out what the company does when there is a problem.

    7. Think about where you’ll be in five years

Life changes plans. The couple who swore they’d travel full time may end up parked on a relative’s land. The person who wanted a permanent spot might get a job three states away.

Many tiny home specialists suggest designing your home to be flexible. Choosing a trailer that has some extra capacity means that you will not have any problems if you decide to install some additional things like solar panels, a heavy roof, and an upgraded kitchen. It is beneficial for reselling your property since it will be easier to sell a flexible tiny home.

    Do the homework first

Buying a trailer isn’t the fun part of building a tiny house. Nobody posts a photo of their axle on social media. But it’s the part that decides whether the rest goes smoothly or turns into a money pit.

Know your weight, read up on tiny house regulations where you live, make sure your tiny home kit fits the foundation, and don’t cut corners on quality. If there’s one thing tiny house experts agree on, it’s that a little research early on saves months of frustration later.

When you’re ready to look, check out the custom tiny house trailers from Trailer Made Trailers and find one that fits your build, your budget, and your plans.
